New Zealand Sovereign House: the sustainable performance of the interior design

Sovereign House is the first commercial building in New Zealand to use multi-service chilled beam technology rather than conventional air conditioning, creating a massive reduction in energy consumption and a substantially healthier environment for the building occupants.
The external expression of the building is driven by the sustainable performance of the interior. Chilled beams is a technology that demands more rigorous design than the usual ‘developer box’ which is often expressed as ‘whatever it takes to keep the weather out’. Correct sun-control is essential to avoid large temperature fluctuations, consequently the exterior of the building must be shrouded in sun screening.
Office floors overlook a five-storey atria enlivened by flying bridges and stairs designed to encourage serendipitous communication between the 750 desk jockeys that it takes to run a modern insurance company.

The integration of interior design into the overall architectural concept of Sovereign House has resulted in an exceptionally unified and cohesive office environment.

This modern residence is a great architectural residential project designed by BGD Architects is situated on an established residential island in Australia’s Gold Coast. Intimately designed by the architect for his young active family, the residence reflects their dynamic outdoor lifestyle and love of the water, with fresh ideas and new materials, with the brief maximizing the available natural light of this south facing site while focusing internal views to the river & skyline, open planned entertaining spaces.
The materials used in this residence have been designed to exhibit their variations in texture, finish and form while maintaining a modern aesthetic. Off-form concrete & polished concrete, recycled timber columns & timber cladding, flat render & heavy stucco render and honed & polished stones are used.
Living zones are on the lower level while the upper level is reserved for bedrooms and retreats. Separated by the entry void, upstairs is divided into two wings, defining adult and children spaces. The master suite with open style bathroom maximizes the river and skyline views. The children’s wing including the rumpus can be completely closed off while the balcony to the street front acts as their activity deck. Enclosed with aqua, blue and white louvers, privacy from the public can be controlled. Simultaneously this allows cross-ventilation and northern daylight to penetrate through, creating a magical and colourful space.

She Oak House: Modern Beach Shack Black Box House by Base Architecture

The Modern design She Oak house designed by Base Architecture. The She Oak house aptly named the “beach shack”, this black box sits within the Casuarina estate on a beach-front lot. The brief was to develop a house that was informal, casual, comfortable and welcoming and most importantly to have a space for the clients quiver of long boards. Surrounded by an eclectic array of houses it became apparent early in the design stage the importance of the surrounds, the environment and the conditions that the house would be subjected to such as wind, salt and sun. The use of galvanised steel and stained ecoply promotes a rawness to the skin that will age gracefully rather than deteriorate like most paint type finishes. Whilst on the inside the material palette is refined yet hard wearing in the form of polished concrete.
The double height entry with grass underfoot and natural landscape consists of a semi indoor/outdoor space constructed of clear weatherboards. This area allows for the wetsuit to be abandoned into the concealed laundry, the surfboards to be ‘racked’, and is able to be hosed out through the decking boards to discard unwanted sand and salt. Once within this entry, large timber clad sliding doors can be pushed out to open into the house. On ground level a simple program of living spaces that open up to a courtyard off one side and a main outdoor room to the rear of the property that overlooks a pool and dunes. Upstairs consists of simple bedroom and bathroom facilities that interact with the ground level and entry via a series of voids and openings. Contemporary Grangegorman Villas by ODOS Architects

This metallic house for a motor-cycle enthusiast challenges those preconceived typologies of traditional terraced housing. Located in Dublin, Ireland, Grangegorman House is modern minimalist house design was designed by ODOS Architects. Grangegorman house is an alternative reaction to the more traditional city centre infill residential projects; an unapologetic piece of architecture sitting within a strong urban context defined by both site and planning constraints. The building is essentially two living plates over a workshop connected by a vertical service and circulation core. While the character of this new structure is unmistakeably contemporary it has been designed to sit discreetly within its more traditional context, while giving the end of the terrace the strong presence it deserves.
The break up of the the buildings main elements, defined in elevation by the horizontal structural lines, help to identify the structure and functions contained behind. The building profile is further strengthened with a deliberately weighted treatment to the openings at first and ground floor level adding to the aura of secrecy as to what’s contained within. An external terrace area has been provided at the front section of the upper floor, increasing the visual and physical depth of the open plan living accommodation. This is further emphasised by the full height frameless fixed glazing sections, visible on the front and rear elevations. The external screen to the deck area has been fabricated using vertical aluminum fins to match the satin-anodised aluminium cladding to the fixed and opening sections below. The irregular spacing of these fins gives this screen a semitransparent appearance, particularly when viewed from a westerly direction and during the evening when it is illuminated from behind. This reduces the perceived bulk of the building, depending on the viewers position and alters the appearance of the structure over a twenty four hour period. The elevations become more transparent as you move from the ground floor up terminating in the upper floor external terrace.
The building is entered under a canopy, which extends internally to create a ‘suppressed’ area inside the front door, emphasising a triple height stairwell beyond. The experience of this space is further enhanced through the introduction of a full width rooflight running the full length of the building, flooding this volume with natural light. Accommodation comprises of a second floor open plan living, dining and kitchen space linked to the first floor bedrooms and bathroom by the triple height circulation zone. This circulation volume extends down to the ground floor providing access to the lower garage area the walled back garden behind and the paved front garden facing the street. The enclosed back garden, to the rear of the property, is seen as a landscaped courtyard which opens directly into the ground floor volume and is partially sheltered by the cantilevered structure above.
