Lilliesmere Lagoon is a contemporary, semi-remote residence located amidst cane fields edging upon a languid body of water.

Upon approaching, its outlined forms and metallic cladding are more reflective of the ingrained agricultural built language than of a residence. Entry via a raised sandstone courtyard reveals the true nature of the project, where distant views both upstream and downstream organise the plan and the interiors merge with the landscape. This modern beach house in the southern California village of Del Mar seamlessly exhibits a common language between landscape and architecture. This residence was built with materials that withstand the ocean environment with little or no maintenance. The outdoor spaces are designed to accommodate the client’s active social life and include an expansive auto court, entry walk with specialty fountains, outdoor kitchen, outdoor shower and a generous pool terrace with a connection to the beach. This unique house design consists of two cubic forms, a living and a sleeping area, connected by a glass bridge. Steel constructions form the skeleton of the object wrapped by prefabricated organic blocks that act as perfect insulation during warm summers and cold winters typical for this region. In the upper level is the master bedroom, the laundry room and bathrooms. The secondary cube-shaped pavilion houses the children’s bedrooms. With no conventional internal support walls there is opportunity for more shapely, free form space dividers, reminding of an industrial space that was never designed with rooms in mind. Sovereign House is the first commercial building in New Zealand to use multi-service chilled beam technology rather than conventional air conditioning, creating a massive reduction in energy consumption and a substantially healthier environment for the building occupants.

The external expression of the building is driven by the sustainable performance of the interior. Chilled beams is a technology that demands more rigorous design than the usual ‘developer box’ which is often expressed as ‘whatever it takes to keep the weather out’. Correct sun-control is essential to avoid large temperature fluctuations, consequently the exterior of the building must be shrouded in sun screening.

Office floors overlook a five-storey atria enlivened by flying bridges and stairs designed to encourage serendipitous communication between the 750 desk jockeys that it takes to run a modern insurance company.

The master bath is the essence of luxury with an oversized walk-in closet, a compartmented toilet, a shower, a garden bathtub, and a wide lavatory top.
